Property Criteria

  • Class B & C apartment communities (built in 1970 and later)

  • Class A & B locations from 10-350 units.

  • Increase NOI (Net Operating Income) opportunities with CAPEX improvements and operational efficiencies.

  • By upgrading and rehabbing these properties we can increase rents and add equity.

Markets

Job and population growth are critical factors in finding multi-family assets that will be easy to fill.

It’s key to have stable and growing markets which can produce healthy returns and appreciation for investors.

Our current areas of focus are in Arizona and Texas, some of the fastest growing locations in the country. The sunbelt of America is our favorite market.

Investment Criteria

We look for properties that can achieve our target benchmarks which are:

  • Project Hold Periods: 3 - 7 years

  • 7-11% Cash on Cash per year (Delivered in monthly payments)

  • 20%+ Average Annual Return (AAR)

  • Landlord favorable counties
